Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately.
For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that meet real criteria at a realistic price are still moving. They are going to the buyers who treated the process like the major financial decision it is.
The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances in order early. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
